Vila Irming is irectly facing the sea (approx. 30 m away),the house is divided into three floors, the part of ground floor used by the owners, part of ground floor, the first floor and part of attic reserved for guests.

The plot is about 800 m2 , on a  slight 25 ° slope.  A paved road leads to the villa, which is detached and situated in a pine grove.

Below the villa is a track for pushing boats into,    and pulling them out of the sea.The marina and beach are 150 meters away from the villa,
